Terms and Conditions


Suisse Prestige Sagl (the Company) is a vacation rental management company offering online booking services for vacation properties on behalf of third parties under the name Suisse Prestige.

Each contract is entered into between the person making the booking (the Tenant) and the Company representing the property owner (the Landlord).

The contract takes effect upon confirmation of the booking by the Company and remains valid until the end of the stay, at the Tenant’s check-out.

TENANT’S OBLIGATIONS:

The property must be used exclusively for tourism purposes.

At the time of ONLINE CHECK-IN, the Tenant must provide the required details for every individual staying in or using the property, including minors.

The Landlord declares and guarantees to process personal data obtained through contractual obligations for the purposes and according to the methods specified in the attached data processing notice.

The Tenant agrees not to accommodate more people in the property than those specified in the Booking Confirmation.

The Tenant may not sublet or lend, in whole or in part, the property under penalty of automatic termination of the contract.

The Tenant also agrees to return the keys to the property upon check-out.

The Tenant agrees not to duplicate or hand over the property keys to third parties and/or disclose any access codes to third parties. Loss or damage to the keys and/or lock will result in compensation for the cost of a new lock.

PAYMENT AND CANCELLATION POLICY:

    Scheduled Payments

    100% due at the time of booking. Remaining balance: To be paid later.

    Cancellation Policy

    50% of payments made are refundable if canceled at least 5 days before arrival. 0% refundable if canceled later.

    Security Deposit

    A pre-authorization of 40% will be held 1 day before arrival and released 5 days after departure.

    PROPERTY CONDITION:

    At the end of the rental period, if any discrepancies, damages, and/or missing goods, furnishings, or equipment are identified, the Tenant must report these to the Landlord by sending an email to the Landlord's email address before 6:00 PM the day after check-out. The email must include a detailed description of the identified issues, supported by photographic evidence if possible.

    In any case, the Tenant expressly authorizes the Landlord to charge the amount for damages identified to the credit card provided at the time of booking and/or the credit card given as security and/or any cash deposit, as specified in Appendix A, within 48 hours after check-out.

    CHECK-IN AND CHECK-OUT:


    Check-in is available from 3:00 PM onwards. Any early arrivals must be requested and approved by the Staff before entering the apartment.

    The keys are located in the Masterlock key box. Please handle them carefully and keep them secure. Upon check-out, the keys must be returned to the Masterlock, and the combination on the keypad must be changed.

    In case of lost keys, the cost to create a new key, starting from 200 CHF, will be charged (see Appendix A).

    Apartments must be vacated by 10:00 AM on the departure date unless specific arrangements have been made during check-in with the Staff (late check-out). After 10:15 AM, an extra fee of 50 CHF will be charged.

    After 12:00 PM, the total cost of an additional night will be charged.

    FINAL PROVISIONS:
    This vacation rental agreement is governed by Swiss law. The court of Lugano has jurisdiction over any disputes regarding the interpretation, execution, or other matters related to this contract.

    ATTENTION: In case of refusal to cooperate or pay for damages caused by you, we reserve the right to use the tools provided by booking platforms (Booking.com, Airbnb, Expedia, VRBO) to request reimbursement for damages at your expense.
